咖啡館似乎總與浪漫主義色彩脫不了干係，而想開咖啡館的女生，她的生活也註定極有情調。鄭小姐已經記不清是哪一瞬間讓她萌發了開一間屬於自己的咖啡館的想法，但也不重要了，重要的是她正在籌劃自己的夢想。</p>
<p>
夢想的咖啡店</p>
<p>
由於工作關係，鄭小姐經常出差。當遇到出差行程較爲空閒時，她會去某個城市的陌生咖啡館消磨閒暇時光，並漸漸地愛上了咖啡館閒散的氛圍。“如果說陽光是溫暖身體，那麼午後的一杯咖啡恰恰正好溫暖人心。”鄭小姐發這段話時，不忘配了一個暖暖的笑臉。</p>
<p>
潛移默化間鄭小姐萌生了開一家咖啡館的想法。對於自己的咖啡館，她是這樣描繪的，“我想開一家40~50平方米的小店，放上五六張桌子，擺上幾張沙發，室外撐起1把陽傘，擱上2張露天桌。我隨時都可以去自己的店裏面坐坐，啜着咖啡曬着太陽，充滿成就感。”</p>
<p>
開店成本不菲</p>
<p>
有了計劃的鄭小姐還做了一份咖啡館的預算，其中，租金佔了很大的比重。鄭小姐考察過一些熱門商業區，房租一年動輒百萬元以上，遠超出她的承受範圍。她只是想找一間沿街店鋪，客流適中年租金在20萬元左右的房子。畢竟開咖啡館是一個夢想，她只希望咖啡館能實現收支相抵，假如略有盈餘完全屬於錦上添花。早前，她身邊的一位女性朋友也想開一家咖啡館，但綜合考慮下來發現開店容易盈利難，夢想完全是個“奢侈品”。</p>
<p>
其次，裝修和店內設計也是一筆不少的投資。鄭小姐的生活過得小資而有情調，對於自己咖啡店的風格自然很有想法，她的一位好朋友從事專業室內設計工作正好能提供幫助，她笑言省去了一筆設計費。即使這樣，施工仍舊需要專業施工隊來完全，同時，再上燈具、地板、油漆等費用，估計硬裝修的花費在15萬~20萬元之間。</p>
<p>
然後，還有購置傢俱設備的費用。普通的傢俱，如沙發、座椅、桌子、吧檯等;鄭小姐只想經營咖啡+甜點，所以吧檯內需要烹飪、儲存、洗滌、加工等設備，其中單一隻咖啡機就至少需要2萬元左右，而磨豆機、製冰機、冰沙機和榨汁機等也都在幾千元不等，再配上空調、音響等設備，支出在20萬元左右。</p>
<p>
最後，還需要一筆備貨、開業和資金週轉費用，這主要包括工商稅務辦理費、購買咖啡豆開銷、支付水電煤賬單、僱員工資以及預留週轉資金等。</p>
<p>
綜上所述，鄭小姐總的投資需要75萬元左右，其中涵蓋聘請1~2位員工的成本。</p>
<p>
如何協調生活實現夢想</p>
<p>
鄭小姐30多歲，目前月收入2萬元，沒有任何家庭負擔。她很慶幸自己沒有跟風買房，使得她在銀行擁有85萬元的存款。鄭小姐認爲，儘管計劃得不錯，但實際操作難免有偏差。75萬元的資金開一家自己想要的咖啡館想來綽綽有餘，可是誰又能保證開店1年內能實現盈利呢?假如虧損或者無法繼續經營，鄭小姐的存款將損失慘重，甚至會影響自己的生活質量。</p>
<p>
擁有85萬元存款的鄭小姐，該如何利用好這筆資金，既能控制投資風險，又能開出一家40～50平方米的咖啡館呢?</p>

延緩計劃，只爲離夢更近一步</p>

記得有一位女性作家說過，每一個女孩內心深處，都駐紮了一個想開一家屬於自己的小店的夢精靈。但敢於把夢想變爲現實的女孩卻很少，最終實現開店夢想的同時還能常年盈利的更是少之又少。</p>
<p>
開咖啡館成功難度大</p>
<p>
究其原因，最重要的一點莫過於不少女孩花重金投資開店的初衷並非看好某種商業形態的錢景，也並非十分熟悉這一行的商業運作模式，有較大的成功把握，而只是爲了圓自己內心的一個開店夢想。所以像飾品店、服裝店、奶茶鋪、酒吧、小資餐廳以及鄭小姐想開的咖啡館等最常見的女孩開店夢想都和個性、情調、愜意、美感等形象掛鉤。但這種美好的夢想在現實的商業運作中會敗得很慘。</p>
<p>
尤其是消磨時光用的咖啡館，中國人本就不是喜歡喝咖啡的民族，目標受衆十分狹窄，對咖啡館的選址、裝修風格、咖啡豆選料、咖啡烘焙技術、其他飲料和配餐的選擇和製作、店鋪定位、員工管理等等都有極專業的要求，任何一個環節出錯都可能導致經營失敗。如果鄭小姐抱着開咖啡館是夢想，收支相抵就行，略有盈餘更佳的想法投資的話，失敗的概率極大。</p>
<p>
金融投資收益更顯見</p>
<p>
因此建議鄭小姐慎重考慮這一打算。尤其是第一年初始投資費用高達75萬元，而鄭小姐存款只有90萬元，租金、裝修和沙發等傢俱設備一旦付出就是沉沒成本，假如一年後店鋪因經營不善而關門，等於75萬元全部打水漂。即使第一年勉強維持收支平衡，鄭小姐第二年還要繼續投入房租、原料、水電、員工等剛性成本，對鄭小姐的現金流壓力極大，如果出現疾病等突發狀況，工作收入銳減，咖啡館也同樣無力維持，也可能由於咖啡店經營壓力過大，影響到鄭小姐的正常工作和生活，就更得不償失了。</p>
<p>
更重要的是，鄭小姐已經30多歲，處於事業上升期向成熟期過渡的階段，這段時間應該儘可能多地積累財富，爲今後的養老需求打下堅實的財務基礎。加上鄭小姐還未婚未育，可能不久的將來就要遇到結婚、買房、生子等處處要“燒錢”的人生大事。這筆存款顯然損失不得，總不能把這些財務上的剛性需求都完全寄託在未來丈夫的身上吧?</p>
<p>
從理財角度說，鄭小姐這筆存款拿去投資咖啡店還不如拿去做一些金融投資。以鄭小姐的收入水平和家庭負擔來看，完全可以進行一些相對進取的投資組合。首先把5萬元的活期儲蓄買入貨幣基金，在確保流動性的前提下能大幅增加收益。85萬元定期存款可分爲三份，35萬元投資股票型基金，30萬元投資傳統債券型基金，還有20萬元投資其他品種。</p>
<p>
完成夢想還需腳踏實地</p>
<p>
如果鄭小姐執意要開咖啡店，就要深刻意識到這首先是一筆重大投資決策，一定要在投資前對市場狀況、行業特點、專業要求、經營風險等進行全面瞭解和分析，有較大成功把握的前提下再進行投資，其次纔是實現夢想。</p>
<p>
具體來說，有三點建議。一是可考慮成爲知名咖啡連鎖品牌的加盟店，這樣能省卻許多前期工作和麻煩，初始投資也不用那麼高，而且連鎖加盟品牌有較成熟的門店展業模式，成功概率較大，缺點是連鎖加盟行業魚龍混雜，需要鄭小姐在挑選加盟商時特別小心，另外加盟商標準化的店鋪裝修可能不是鄭小姐想要的feeling;二是可把咖啡店開在大學附近，這樣才能既有足夠的目標客流量，又不至於房租太高，像星巴克那樣專挑鬧市街頭的選址策略鄭小姐顯然承受不起。三是爲了降低風險，初始投資額可適當下降，或與志同道合的姐妹合夥開店，適當分散經營失敗的風險。更多問題還要多請教專業人士。</p>
<p>
還有一個辦法就是延緩開店的夢想，將這個計劃延後幾年，等自己的財富積累更多一些，或是確定了人生生活方向(主要是婚育方面)後再進行具體的打算。</p>
<p>
每一個夢想都是美好的，是值得追尋的。但想要將虛無飄渺的夢轉化成爲腳踏實地的理想，需要更堅實的經濟支持，如此，可以離夢想更進一步。</p>
